Is Your Listing’s Garage Or Shed A Selling Point? Here’s What To Do.

Every home is unique, and it is important to make sure that your listing photography appointment is able to capture what sets your listing apart from the others on the market.

Sheds and garages for storage and utility are always in demand, so it is a good idea to feature them in listing media when possible. The tips below will help you point out some things for your clients to complete that will enable you to showcase these spaces to buyers.

Storage Unit

Garages and sheds notoriously become dumping grounds for things that just don’t quite have another spot. This can be compounded by the prep for listing photography throughout the rest of the home. 

An easy and relatively inexpensive solution to this problem is for homeowners to rent a storage unit and relocate stored items to it during the period where your real estate photography appointment and the initial showing surge will take place.

This would also be a good excuse for owners to go through items to select what to keep and what to dispose of or donate. Doing so will simplify their future packing and moving process.

Clean and Organize

Once the shed or garage is cleared out enough to give a sense of scale and usability, make sure that the remaining items are stored neatly (preferably against the walls in order to give a spacious feel in photos) and that the space is as clean as is reasonably possible. 

It is worth homeowners considering the purchase of matching storage containers to sort any items that they need to have on hand (tools/hardware, lawn amendments, etc.). Make sure that shelves, work benches, and tool organizers are tidy.

Be sure the space is swept, dusted/wiped down, that windows are wiped down, and that all lightbulbs are functional.

Make It A Standout Feature

In this market it probably isn’t necessary, but if your clients have the budget, time, and inclination, they could make these spaces really stand out as selling points of the home. 

It’s amazing what a fresh coat of paint, some concrete cleaner, or scrubbing the siding of a shed can do to make it stand out from the dingy versions commonly seen in listings. Some built-in storage or lighting can also do wonders to make the space feel more functional.

Describe It

Doing the things above may not always be an option. Though doing a few can still make a difference to how photos of the space will turn out, it isn’t always the case that agents or homeowners want sheds and garages photographed. 

In these cases, it is still helpful to grab some rough measurements, take note of any major features, and include a good description of the shed or garage in your listing description.
