Holiday Decorations in Listing Photos
After Thanksgiving, it seems like everyone immediately enters winter holiday mode. No matter what holidays people celebrate, there are almost always more seasonal decorations throughout a home this time of year than at any other. How does that affect listing media?
What To Avoid
Put simply, holiday decorations should be avoided or kept quite minimal through the listing process. They can be distracting in photos, date the listing photography session, be off-putting to some buyers, and can harm potential buyers’ ability to connect with the home. That being said, many sellers will still insist upon putting up some reminders of the season. What should they absolutely avoid?
First and foremost, avoid anything that obscures the outside of the home or could damage the landscaping. Things such as large inflatables on the lawn should be left out completely. Lighting should be unobtrusive, and it should be left off during the listing photo appointment. Within the home, minimal, matching décor is acceptable, but if it can be removed, at least during listing photography, it should be.
Why It Matters
Real estate photography and listing media in general is an investment. As such, it is important to make sure that the most is made of it at every opportunity. Efforts to prepare for the appointment and optimize the home's presentation should not be taken lightly by either the agent or seller. The goal is to attract the largest amount of buyer traffic in the shortest amount of time in order to get the home sold quickly and for top dollar.
