What buyers want or expect from the homebuying process has changed over time. As the process has become more heavily reliant upon online searching, buyers have become increasingly dependent upon quality visual media. According to research recently cited in an article by NAR, there seems to be a disparity between what buyers are looking for out of listing media and what is commonly provided.
What Buyers Want
Among those homebuyers polled in the research NAR cites, roughly two thirds say that they want to see virtual tours when looking at a property. That number is far out of sync with the fact that 94% of listings do not include an actual virtual tour.
Both out of town and local buyers can benefit from the presence of a virtual tour. These immersive tools help people to understand the layout of the home more effectively than pictures alone, and they serve as reinforcement (along with in-person showings) to make the listing more memorable.
