What Terms Help The Most?
In their article, Zillow discusses many terms that affect the aspects of the sale previously mentioned. Among the terms with the strongest reported effect are: back yard, sandbox, parks, walkable, fenced yard, playground, treehouse, swing set, and cul de sac.
The effect of these terms is often fairly great: up to 5.2 days shorter average market time and up to a 2.2% higher than expected purchase price.
Should Sellers Add These Features?
Zillow contends that the effect of these terms on the sale of the home is not large enough to justify adding them to a home to attract buyers. However, they should be noted in the listing description and included (as possible) in the listing photos.
