Here are some items often overlooked before a session.
Getting ready for their listing photo session and then for showings can be a lot for sellers to think about. Because of that, there are often some small but important items that get overlooked. In order to optimize the return of your investment in professional photos, make sure sellers know to look for these things.
Outside
In the push to take care of tidying up landscaping and getting the exterior of the home looking great for their appointment, sellers can sometimes overlook smaller items that make a difference in photos.
Among the most common things that go unnoticed are yard signs and garden flags (such as security signs or small seasonal flags), messy hoses, visible trash cans, and dead potted plants. Making sure to store all of these items out of view can make a huge difference in proving a polished exterior look.
Inside
Most people get so comfortable with the inside of their home that it is easy to look past items that make a difference in listing materials. Small messes or clutter, though, can still be a big distraction to buyers looking at photos.
Make sure your sellers keep an eye out for these commonly missed items: items stored on top of the refrigerator, visible electronics cables, chargers plugged into outlets, and dusty ceiling fans and vents.
Pre-Appointment Guide
To make the most of your real estate photos, property walkthrough videos, virtual tours, and drone photos, it is important to ensure that the listing is properly prepped. Doing so doesn’t have to be difficult, however. We’ve put together a handy guide (with a checklist) that you can provide to your sellers.
