What recent real estate trends will get the most attention on my listing?

Trends come and go, and that seems to be holding especially true for those that have popped up through the pandemic (how many people do you know that are still feeding their sourdough starter?). Some fads appear to be longer-lived than others, however, and should certainly be highlighted in your listing media.

Gardens

Gardening is back in a big way. If previous gardening booms are any indication, there will be a significant portion of people that continue on with it even post-pandemic.

Highlighting existing gardening space or edible landscaping (berry bushes, fruit trees, etc.) is certainly going to be a huge draw for many buyers.

Fenced Yards

Pet adoption rates have surged over the past year. Coupled with the general shift towards desiring more space inside and out, many people are placing a lot more weight on having a great yard.

Make sure to highlight if your listing has a large yard, fire pit, patio, or fence. These are all highly sought features that should be included in listing photography and drone photos. We have also had several clients recently add exterior spaces to their walkthrough video. 

Home Office Space

As offices reopen, there will certainly be less people working from home on a daily basis. Many employers and employees have seen the benefits it can provide, and it will remain common for a large percentage of people for at least part of their work week. 

Even if your sellers do not have a home office set up, it’s worth staging one to show that a space is flexible enough to handle any buyer’s needs. We offer virtual staging which can accomplish this without the time and expense of physical staging.
